Rental Agreement

Check-in after 4:00 PM CT and check-out by 10:00 AM CT unless otherwise agreed upon.

• Tenant will not make alterations or changes to the rental property, nor assign this Agreement, nor sublet the property.
• The Owner and/or manager have the right to enter and take claim of property if any disruptive or destructive action occurs.
• This property shall be used for vacation rental purposes only. No large parties or events allowed.
• Occupancy limit is 8 people per stay.

• The Owner/management will not be responsible for accidents, injuries, illnesses, or loss of money, jewelry, or valuables during your stay.
• The number of overnight guests is limited to the number specified at the time of contract.
• Pets are allowed with prior approval. No smoking of any kind — including e-cigarettes — inside the house or on surrounding property.
• Property should be left in the same condition as upon move-in. Dishes, utensils, and appliances must be left clean.
• All trash is to be disposed of in the receptacles provided.
• Housekeeping will replace towels, sheets, and linens and sanitize bathrooms at the end of the stay.

• 60+ days before check-in — 100% refund of amount paid.
• 15–59 days before check-in — 50% refund of amount paid.
• 0–14 days before check-in — No refund.

If this rental property is destroyed by fire, or so damaged by fire or an unavoidable casualty as to make it uninhabitable or unfit for use, this agreement shall be terminated and all monies paid returned to the Tenant — unless the damage is caused by the negligence of the Tenant or their agents.
